Sunway Ipoh Mall locks in 80pc of retail space, 25 major brands confirmed

PETALING JAYA, Oct 7 — Sunway Ipoh Mall has secured tenants for 80 per cent of its retail space ahead of its scheduled opening in the fourth quarter of 2027, with 25 key brands and concepts already unveiled for the RM1 billion development.

Sunway Malls Group managing director HC Chan said the strong leasing commitment reflected demand for quality Tier 1 retail space in Perak, which he said remained relatively underserved.

“We are confident in Sunway Ipoh Mall’s potential, especially based on the performance of Sunway Carnival Mall.

“For context, Sunway Carnival Mall’s sales in 2026 have recorded higher sales per square metre than Sunway Pyramid. That gives you a measure of how confident we are in Sunway Ipoh Mall’s performance,” he told reporters at the Sunway Ipoh Mall Key Tenant Unveiling event at the Jeffrey Cheah Performing Arts Centre here yesterday.

Chan said Perak did not yet have a Tier 1 shopping mall serving its population, while market research showed many residents travelled to the Klang Valley and Kuala Lumpur for shopping.

“From our market research, many Perak residents tend to come to the Klang Valley or Kuala Lumpur for shopping. Sunway wants to serve the community,” he said.

He said the group was optimistic that the mall would achieve full occupancy by its opening.

Sunway Ipoh Mall, located within Sunway City Ipoh, will have a net lettable area of 1.2 million square feet across four retail floors and about 400 outlets.

Of the 25 brands unveiled, seven are anchor tenants, while nine will make their Perak debut.

The anchor tenants are Parkson Elite, Village Grocer, TGV Cinemas, Mr D.I.Y. Plus, Sunway Ice Rink, Sunway Ipoh Exhibition Centre and Sunway Megalanes.

Other brands joining the mall include MUJI, LC Waikiki, TopTen10, Brands Outlet, Decathlon, Estée Lauder Companies, Harvey Norman, HOOGA, JD Sports, L’Oréal Group, MAP Active, Neonest, Padini, Panda Eyes, Popular, The Parenthood, Valiram Group and UNIQLO.

Chan said Sunway Ipoh Mall would serve a catchment area of about 2.5 million people across Perak, compared with about one million for Sunway Carnival Mall in mainland Penang.

The development will feature Perak’s first ice-skating rink, a 36-lane bowling centre, multipurpose sports facilities, an exhibition centre and a 10-hall cinema with about 1,500 seats.

It will also feature the Gourmet Garden, comprising indoor and outdoor dining spaces, while 2,950 parking bays, including 100 EV charging bays, will be available.

Chan said discussions were also underway on dedicated public transport and shuttle services to enhance connectivity to the mall.

Sunway Ipoh Mall forms part of the 1,350-acre Sunway City Ipoh integrated township, which also includes Lost World of Tambun, The Banjaran Hotsprings Retreat, Sunway Medical Centre Ipoh and Sunway College Ipoh. — Bernama
