
IPOH, Sept 7 — More than 1,000 homes priced from RM170,000 are coming to Meru, Perak in a development that could give fresh momentum to the growing township on the outskirts of Ipoh.
Maju Teluk Batik Sdn Bhd, a subsidiary of Setia Awan Group, has launched the 1,084-unit Residensi Jati De Meru Phase 1B, with the freehold project expected to be completed by 2029 and handed over by 2030, The Star reported today.
“We believe home ownership should be within reach of more Malaysians, especially young families and first-time buyers.
“That is why we chose to focus on affordable housing, not just to provide a property, but to create a comfortable and practical home where families can build their futures,” Setia Awan Group director Doh Fan Kent was quoted as saying.
He said the project in Meru Raya, with an estimated gross development value of RM291 million is aimed at young families and first-time buyers looking for more affordable homes while remaining close to Ipoh.
The development is located near the North-South Expressway, with schools, hospitals, hypermarkets and other amenities within easy reach.
“It is also an area that continues to attract families looking for a more affordable alternative while still wanting the convenience of living within Ipoh,” Doh added.
The project comprises four layouts, ranging from one-bedroom units to four-bedroom units, with prices from RM170,000 to RM358,000.
Setia Awan Group general manager Tan Chong Seng said affordability was a key consideration in planning the development, including efforts to keep facility and maintenance costs manageable.
The development will include a multipurpose hall, children’s playground, kindergarten space and surau.
The developer also plans to build a splash pool outside the residential development that will be open to the public, with residents offered a special entry rate.
The project is currently about 30 per cent complete.
